What are the requirements for renters?
Provide proof of income 3x greater than the monthly rent
Average to above average credit and clear background check
See the unit in person or virtually before being accepted
Start renting within 14 days of signing the lease and must sign lease within 24 hours of receiving
Complete background and credit check via Zillow if requested
How does the application process work?
Available units are posted on Zillow. Interested tenants should contact via Zillow messenger or email to schedule a time to see the unit. If interested, tenants apply through the website application link. The property manager will review all applications and invite applicant who fits the above requirements to complete a background and credit check through Zillow. Potential tenant must provide all documentation needed. If background and credit check is cleared, tenant will decide on a move in date within 14 days of acceptance. Lease must be signed and returned with 24 hours of acceptance, and security deposit must be sent and received within 7 days of signing.
How do I pay rent?
Rent payments are done through Zillow rental manager. Tenants are able to set up recurring monthly payments that come directly out of their bank account.
Can I have pets?
Pets are allowed in all units with an additional charge of $25/month per pet. Information about all pets must be listed in application, and tenants must let the property manager know if they decide to get a pet during the lease term.
What utilities do I pay?
JBL Rentals pays for water and sewer bills, and tenants pay for electric and gas. Tenants must put electric and gas in their own name. Electric is through Illuminating Company and gas is through Dominion Energy.
Do I get a washer and dryer?
All units are given a their own washer and dryer in the shared basement.
Who is responsible for maintaining the lawn?
In all units, the downstairs tenants are responsible for maintaining the lawn (mowing, weeding, etc.), and a lawn mower will be provided. Both upstairs and downstairs tenants are responsible for snow and ice removal.
How long is the lease and how do I renew?
Leases are 12 months. Tenants need to let the property manager know 60 days before the end of the lease if they would like to renew the lease. Month to month extension of lease is at the discretion of the property manager and dependent on rental demand and time of the year.
